Design Brief
In a casual meeting, we will meet and discuss the overall requirements of your house design. We are here for you, to guide and help you though the process. We are to listen to your every need and desire. Depending upon the scale of the project and the level of service, we may meet on several occasions as the project progresses to discuss further detail. What you desire as the client is what the whole thing is about. We want to produce a product that you desire, not what we want to design.
Conceptual Design
A very gifted designer has taught me over the years: Conceptual phase is the most important part of the design process. If the Conceptual Plans and Elevations have the respected thought and time devoted into them, the best functional and aesthetically pleasing design can be achieved. These plans and elevations are presented and worked through before moving onto the next phase. At this stage we consider the whole project, including landscape and positioning of the house to suit the land, climate and environment.
Levels of visualizations
Floor Plans – from basic black and white plans to high detailed coloured plans. Elevations and basic 3D sketches to full coloured photo montages.
Council Plans
These are drawings with enough
detail to satisfy the local Council requirements. They generally include Floor
Plans, Elevations and the Site Plan. Council may sometimes need further details
such as shadow diagrams.
It is a practical idea to have Council approval before putting too much time into the next phase of Working Drawings as this may avoid alterations/ total redesign.
Working Drawings
As a continuation of the above, we now produce more detailed documentation. Electrical & Lighting Plans, Window Schedules, Construction Details, Joinery Drawings, Schedule of Fittings and Finishes. Generally we produce a suggested set of documentation, and then work through with you to customise to your liking.
Project Liaison
Through most aspects of the design process, we will be required to liaise with professional consultants including Engineers, Surveyors, Certifiers & Council departments and Builders.
Tendering
If a Builder has not been selected, we can help suggest some builders and put the project out to Tender to get a competitive price by Builders who are capable of producing the desired quality of finish.
